11 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com Every issue is special for me, but our Beautiful Homes edition is right up there with the Best Of issues. Throughout the year in our Coastal Dwellings section, we publish the Top Ten Homes Sold, but our Beautiful Homes edition is the only issue in which we also publish the Top Ten Homes Sold from the previous year. This year features a tour of beautiful homes sold including the most expensive 2025 home sold in Mount Pleasant, along with multiple neighborhoods and neighboring municipalities like Daniel Island, Isle of Palms and Sullivan’s Island. Based on the feedback we receive we know our readers love the Top Ten Homes Sold section in each issue, but our Beautiful Homes edition is extremely popular. Over the years we’ve extended our offerings to the web at TopTenHomesSold.com, where you will find 23-plus coastal neighborhoods and towns from Pawleys Island and Georgetown, to Isle of Palms, Sullivan’s Island and Mount Pleasant. Some of the Top Ten Homes Sold date back to 2016, with each one showcasing the listing and selling agent and their company, price per square foot for which it sold, listing and selling prices, etc. We believe the information we’ve been gathering over the years is exclusive to Mount Pleasant Magazine and TopTenHomesSold.com, which is probably one of the reasons I enjoy publishing this issue so much. There is another reason this issue is special to me, though. We started a tradition last year of distributing our Beautiful Homes edition in Augusta during the week of The Masters and in Hilton Head during its RBC Heritage golf tournament. We place them in high-traffic areas and regional airports so we can reach spectators coming in to watch these iconic golf tournaments via private aircraft. Our efforts proved very successful last year. To maintain our reach online we geofenced the golf courses, country clubs and resorts to increase our digital readership on and off the courses and throughout the community. We are projecting 500,000-plus impressions with 10 times the national click-through rate. The local readers in these areas will be eager to read The Masters content (See Page 88) and the Heritage article (See Page 93). However you access Mount Pleasant Magazine, we hope you will find our exclusive articles about these iconic golfing events interesting. Since these tournaments are top of mind this time of year, you will want to register to win two Heritage tickets and swag along with Masters swag (See Page 92). One last thing: we’re proud to say you’re reading an award-winning magazine (Learn more on Page 16). 12 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com As a homeowner myself, I’ve learned a thing or two about stewardship. I’m not particularly handy — nor do I pretend to be — but I do understand that there’s a distinct difference between a house and a home. A house is built with bricks, beams and blueprints — it feels cold and empty. A home is built with presence, patience and personality — it’s welcoming and inviting. Jesus was a carpenter and so was my father, God rest his soul, but good craftsmanship only gets you so far. First impressions when you walk through the front door are everything and so is a functioning thermostat. Also, finding the right ambiance is essential to setting the mood. Turn off those obnoxious overhead lights and click on a lamp with a warm glow. Don’t quote me but this should also save you money on your monthly electric bill. Energy savings aside, give your guests good vibes. editor’s note Turning a House into a Home What transforms a house into a home isn’t additional square footage or a perfectly curated interior. It’s the laughter echoing across the floorboards, the comfort of morning coffee on a marsh-view porch and the quiet understanding shared around the dinner table. A home reflects the identities of those who live there — their beliefs, traditions and quirky imperfections. Ultimately, a house becomes a home when love resides there. Let’s protect what’s most sacred under our roof — the family and friends we’ve been blessed with and with whom we get to make a lifetime of memories. 14 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com about the cover The grandiose house displayed on the cover of our Beautiful Homes edition epitomizes everything we love about Lowcountry living. Built in 1900 by the Army Corps of Engineers, 1750 Ion Ave. is one of the original homes in Sullivan’s Island’s historic Officers’ Quarters district. Its placement on high ground, just steps from the beach, reflects the foresight and craftsmanship of a bygone era. “When I first stepped through the doors of this Sullivan’s Island home, I was struck not just by its size and beauty, but by its soul,” said Carolina One Real Estate listing agent Alex Brener. “It’s rare to find a home that has been so carefully preserved while also thoughtfully reimagined for modern life.” More than a century later, the home's quality construction and architectural prominence are a living testament to the island’s storied past — preserved with care while adapted for modern life. Few properties carry such pedigree. “This is more than a listing; it’s a legacy, one that offers the chance to own not just a piece of Sullivan’s Island, but a piece of its story,” Brener added. After all, true Charleston charm isn’t just about owning a beautiful home — it’s about the effortless way a property like this lives day to day. At 1750 Ion Ave., that balance is unmistakable: historic pedigree, meaningful privacy and immediate beach access all coming together in one of Sullivan’s Island’s most established settings. A Living Legacy At a Glance Built: 1900 Bedrooms: 6 Bathrooms: 5.5 Square footage: 6,059 Lot size: .38 acres Price: $10,000,000 (for sale) Listing Agent: Alex Brener Agency: Carolina One Real Estate BY ZACH GIROUX southernbelleschildren.com | 280 W. 25 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com our town It’s no secret that our community has established a reputation for having magnificent homes and gardens. Our reputation has resulted in us having the highest priced non-resort residential real estate in South Carolina. We are working hard to protect the quality of our neighborhoods, homes and gardens, and we are encouraging a few things that are new, different – and rewarding. If you have attended a native plant sale event recently, you have experienced the growing crowds and excitement around this budding movement. The newfound interest in planting native species and pollinator friendly gardens is part of a national movement that is changing suburban landscaping practices. “Our gardens come alive when we invite birds, butterflies, bugs and pollinators to visit,” said Lowcountry native Madeleine McGee, board chair of Charleston Horticultural Society, which offers gardening resources for all ages. “It’s as simple as offering the right environment and plants they need to feed, reproduce and survive.” It is well known that bee populations are alarmingly low, and there are some 2-3 billion fewer birds in North America than there were 50 years ago. Residents of Mount Pleasant can take small but meaningful steps right in their own yards and gardens to give nature the helping hand it needs. Belle Hall resident Michelle Stress heads up the Mount Pleasant-based group Green Neighborhoods Work, offering residents and HOAs practical next steps toward landscapes that are more native, easier to keep and require less watering to thrive. They are also more helpful to wildlife. “Just as we feel at home in familiar places, butterflies, birds, pollinators and other wildlife find comfort in what they’ve known for centuries – the timing of the blooms, the shape of the petals, the sweetness of the nectar. These are their signs of home,” said Stress. As we planted the first pollinator garden at town hall last year, I announced a goal to reach 1,000 pollinator gardens town wide. Given that we have 42,000 residences, this should be achievable and will have a measurable positive effect along with new pollinator gardens on town properties, at schools, businesses and on Mount Pleasant Waterworks properties, where they are already being established. Green Neighborhoods Work is registering every pollinator garden to track progress toward our goal, and you can register yours at “Mount Pleasant’s 1,000 Pollinator Gardens” on signupgenius.com. (This is privately managed and the records are not kept by the municipal government). Suzette and I are not expert gardeners, but we have managed to establish our small pollinator garden with little work and money. It’s not an all-or-nothing scenario. You don’t have to get rid of all your non-native plants. We are taking small steps and learning valuable lessons as we go. Local native plant vendors are ready to help you, and there are native plant sales held by the South Carolina Native Plant Society and the Charleston Horticultural Society’s “Plantasia” on April 11 at Mount Pleasant Farmers Market that are great places to find the right plants for your yard. Stress added, “Grab your gardening gloves and join the Mount Pleasant 1,000 Pollinator Garden Challenge to create a welcoming tapestry of beauty, biodiversity and much-needed support for our tiniest farmers – our pollinators!” BY WILL HAYNIE MAYOR OF MOUNT PLEASANT Mayor’s Message Pollinating Our Paradise

As a locally based, relationship-driven team, they understand the unique challenges Charleston families face when navigating care decisions. In this “Ask the Expert” segment, they answer real questions from local families, offering insight and clarity to help you make informed choices with confidence. Senior Resource Specialists WE HAVE SENIORS COVERED Question: Hi Joshua and Anne Marie, we’re starting to explore assisted living for my dad, but he’s very concerned about losing his independence. He keeps saying he’s “not ready for a nursing home.” How do we even begin that conversation? Answer: This is a very common concern we hear from families. Many seniors equate assisted living with a nursing home, but today’s communities are very different. Modern assisted living is designed to preserve independence, not take it away. Residents typically have private apartments, choose their own schedules, and decide which activities they’d like to participate in. Many continue driving, coming and going freely, and maintaining active social lives both inside and outside the community. The key difference is the built-in safety net—support with medication management, meal preparation, and care available as needed. For many families, it’s less about giving something up and more about protecting independence for longer. Every situation is unique, so when you’re ready, we’re here to help navigate the conversation and explore options that truly fit your family. ASK THE EXPERT A Collective for Women’s Healing. 27 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com our town If you are a licensed driver, new or experienced, then you are probably not a fan of being pulled over by law enforcement. Just the thought of this might bring on anxious feelings. If this sounds familiar you are not alone, no matter how long you’ve been behind the wheel. Even if a run-in with the law doesn’t ruffle your feathers, just imagine the level of anxiety that an unexpected encounter with the law would cause to drivers who are autistic, brain injury survivors or victims of physical abuse or PTSD or any other such disabilities/traumas. That’s where OneWell Health Care’s Blue Envelope Program works its magic. The Town of Mount Pleasant’s website describes the program as a “community safety initiative designed to support individuals who may have cognitive, developmental or emotional conditions that affect how they interact with law enforcement. This includes individuals with autism spectrum disorder, dementia, anxiety, PTSD and other similar conditions.” Its goals are threefold: “to enhance communication, reduce misunderstandings and create safer, more informed interactions between officers and community members.” Individuals participating in the Blue Envelope Program fill out a literal blue envelope in which they include any necessary driving documents such as registration and proof of insurance, as well as medical papers, personal identification, emergency contact information and whatever else you see fit, while keeping its contents as limited as possible. Drivers then keep the blue envelope in their vehicle and when confronted by an officer, present it to law enforcement to more easily relay their information while also setting the stage for the envelope holder’s disabilities. Sgt. Sarkis Ohannessian, a member of the Mount Pleasant Police Department, had first proposed that MPPD participate in the Blue Envelope Program. “I was big on this because I have a son that is on the spectrum,” said Ohannessian. “He is very, very high anxiety. That’s his only [disability], and I will say it’s crippling because it affects his day-to-day interactions with people.” Prior to helping bring the Blue Envelope Program to MPPD, Ohannessian had successfully added it while serving in his previous role at California’s San Bernardino Police Department. MPPD is not only participating in the Blue Envelope Program, but they are also taking a proactive approach. They’re inviting our town’s autistic members to pick up a blue envelope at the police department’s front lobby, and are also encouraging disabled persons, no matter their ailment, even the ones who have a mere surge of stage fright when interacting with the law. “We really like the emergency contacts on the envelope too. Because if you can’t communicate right then it gives people to reach out to,” said MPPD Deputy Chief Pat Carter. So sharing this envelope can help ease any tension that an officer might be feeling as well. If simply reading this story begins taking some of the weight off your shoulders, then joining MPPD’s Blue Envelope Program will be even easier than your next traffic stop. All you or a loved one have to do is walk into MPPD’s front lobby, scope out its counter space for a blue envelope like the one pictured, fill out the envelope’s exterior form and add the appropriate documentation, while being mindful not to include more than is necessary. 29 www.ReadMPM.com | www.MountPleasantMagazine.com | www.MountPleasantPodcast.com our town The theatre, the theatre, where art thou? For the first time in a long time, a vibrant cultural and performing arts center will fill a major void and call Mount Pleasant home once again. Picture a hip place where families and adults of all ages can enjoy an entertaining evening while taking in the arts. That’s been nonexistent in the East Cooper area for the past decade – until now. In early January, the Town of Mount Pleasant celebrated the grand opening of The Venue MTP Culture Art Stage, a versatile hub for performances, classes and cultural gatherings. The facility boasts a welcoming lobby with galleryready walls and a ticket window, two multi-use studios including: a cushioned-floor studio perfect for dance, yoga and movement classes; a black box theater for intimate performances; and a main theater with a fully modular stage capable of hosting theater productions, improv, concerts, lectures and more. Even the restrooms have personality. Front and center stands a familiar face who is no stranger to the performing arts scene: The Venue’s producing artistic director Keeley Enright. A Mount Pleasant resident with nearly three decades of formal experience in the cultural arts world, she has a limitless imagination and unlimited passion for her community. Enright is the founder of the Village Repertory Co., a nonprofit funded in part by the South Carolina Arts Commission, Charleston County and the Town of Mount Pleasant. The Village Repertory Co. has produced more than 200 mainstage productions in the last 25 seasons, presenting award-winning plays, musicals, comedies and original programming in various arts venues throughout the Lowcountry. Formerly, Enright was the creative visionary behind The Village Playhouse on Coleman Boulevard that opened its curtains in 2001. After outgrowing the space a decade later, Enright moved downtown and launched the Woolfe Street Playhouse in 2012 until the doors shut abruptly during the COVID-19 pandemic and left a huge hole in the cultural arts scene. Enright was determined to restore the heart of Mount Pleasant’s cultural arts. “Not a lot of communities get that a place needs to be functional, but it also needs to be a fun and cool environment,” she said. After six long years, Enright’s daydreams of the past came to a full-circle reality. Her company, the Village Repertory Co., partnered with the town to revitalize something beautiful: The Venue. She credited town administrator Eric DeMoura for reeducating the new leadership and decision makers about the instrumental role that a cultural arts center plays to help foster community. “It’s been a long time coming,” Mayor Will Haynie exclaimed following the ribbon-cutting ceremony. “To the people of Mount Pleasant, come out, support the arts and help us develop this and adapt as we need. What a wonderful thing to have in our town.” The Venue Restoring heart to performing arts The Venue is located at 627 Johnnie Dodds Blvd., Suite 107.
